By accessing or using this application (the "Service") operated by Tom Clarke Storey, Sales Representative, Royal LePage Signature Realty ("we," "us," or "our"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree, do not access or use the Service. Your use of the Service constitutes entry into a lawful broker-consumer relationship with Royal LePage Signature Realty for the purpose of facilitating a real estate transaction.
Listing information displayed through this Service is provided by participating members of the Toronto Regional Real Estate Board (TRREB) via its MLS® System. By using this Service, you acknowledge and agree to the following:
Ownership and copyright. TRREB owns and holds all proprietary rights and copyright in the MLS® database, MLS® System, Listing Information, and related information. Listing Information is protected by copyright and other applicable intellectual property laws.
Permitted use. You may use Listing Information solely in connection with your bona fide interest in the purchase, sale, or lease of real estate of the type offered, and only as permitted by applicable MLS® rules and policies.
Prohibited uses. You must not, directly or indirectly:
No permanent storage. Listing Information is retrieved in real time and is not permanently stored by the Service. You must not attempt to extract, copy, or cache Listing Information for use outside of this Service.
Sold and historical data. Access to sold and historical listing data requires prior registration, email verification, and acceptance of these Terms. Sold data is displayed solely for the purpose of supporting a comparative market analysis prepared by your agent and may not be reproduced or redistributed.
Access to certain features of this Service, including sold listing data and comparative market analyses, requires you to register by providing your name and a valid email address and by accepting these Terms. You will receive a verification email to confirm your identity. Access to sold data will not be granted until email verification is complete. You agree to provide accurate and complete information and to maintain the confidentiality of any access credentials.
This Service displays two distinct types of content:
MLS® Listing Information: Data sourced from TRREB's MLS® System, including listing details, sold prices, and property attributes. This content is subject to TRREB's rules and is clearly attributed as MLS® data.
Agent-Prepared Content: Valuations, narratives, comparative market analyses, pricing opinions, and other materials prepared by Tom Clarke Storey or generated by the Service's analytical tools. This content is not provided by or endorsed by TRREB or MLS®, is for general informational purposes only, and does not constitute professional advice or a guarantee of value. Agent-prepared content and AI-assisted summaries are clearly distinguished from MLS® Listing Information.
MLS® content and non-MLS® content are never mixed or presented in a manner that misrepresents their origin.
The information contained in the MLS® listings on this Service is based in whole or in part on information that is provided by members of TRREB, who are responsible for its accuracy. TRREB neither guarantees nor is responsible for the accuracy of the information. The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA. The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA.
The Service, including its content, text, graphics, layout, design, branding, and underlying presentation, may not be reproduced, republished, mirrored, framed, distributed, or otherwise copied in any form without prior written consent from Royal LePage Signature Realty and any other applicable rights holders.
Your use of the Service and its content is at your own risk. The Service and all content are provided "as is" and without warranty of any kind, whether express, implied, or statutory. To the fullest extent permitted by applicable law, Royal LePage Signature Realty and Tom Clarke Storey disclaim all liability for any damages, losses, claims, errors, omissions, or interruptions arising out of or related to your access to, reliance on, or use of the Service, any MLS® data, agent-prepared content, or AI-assisted content.
You acknowledge and agree that TRREB, other members of TRREB, and their duly authorized representatives may access this Service at any time to verify compliance with MLS® Rules and Policies, including VOW Rules, and to monitor the display of member listings and other Listing Information. This access right is a condition of the Service's MLS® data authorization and cannot be waived.
REALTOR®, REALTORS®, and the REALTOR® logo are certification marks controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. MLS®, Multiple Listing Service®, and the associated logos are trademarks of CREA, used under license.
We may update these Terms at any time. Continued use of the Service following notice of updated Terms constitutes acceptance of those changes. Where MLS® board rules impose additional requirements, those rules will govern to the extent of any conflict with these Terms as they relate to MLS® data.
